We Align You With Your Buyer

So step two of our five step process is aligning you with your future buyer.

We find it really helpful to put together a binder of all the appliance manuals that you get that show how to use your appliances, any alarm, audio visual, sprinkler system, whatever and if you have manuals for the mechanical, electric, and plumbing systems of your house, we include those two.

With the internet it is easier than you think to collect this information by serial or product number.

So we put all that into a binder, including all of your utility and service provider bills.

The more we can show and provide to the buyer and disclose and be transparent about your house, the more knowledge we can show, we find that we get a higher price as a result and a smoother process.

Additionally, we also have an inspector come in and do a seller's inspection report.

Now this is really important 'cause we don't like any surprises.

We want to know everything about the house and create a storyline.

We use all this information and details in our marketing to describe the house, but we also learn about the house and the process and want to be the most knowledgeable person in the room.

We may share this information with the buyer, we may not.

But it always helps us in our negotiation because we've done the report and we're well informed.

The last part, and arguably the most important, is we bring in a stager and contractors to address any repairs and maintenance around the house.

We may suggest to paint a couple of walls or fix the gutters or clean up the sense of arrival, maybe even more significant items that we learned in the seller inspection.

Then we stage the house declutter, show you where things need to be put away or stored and make the home as presentable as possible.

So that is the second stage in our process, we call it alignment.
