We Negotiate the Sale of Your Home, We Don’t Sell It

As realtors we help our clients sell and buy homes all the time.

But what I believe and I tell my clients all the time, is that we really help you negotiate the sale and purchase of your home.

I love this part of the process.

To me, the more people to negotiate the better.

And knowing how to negotiate is really important.

Understanding the ebbs and flows of the discussion, knowing when to back off or apply pressure, it all comes down to experience, intuition and really being a good listener.

Fortunately, I'm able to leverage a 20 year career investing in real estate and negotiating at the highest level.

At one time, throughout several of our projects I was managing 37 home sales, going into contract at the same time.

Hey, I'm a process junkie and I love executing strategies, but what's really important is having conversations with our clients about your goals and objectives because there are always trade-offs.

Knowing what is important to you keeps us on track.

While everyone wants to get the highest price, sometimes you'll take an offer that is a little bit less, maybe you want certainty of sale where you know the purchaser is going to close.

There could be a cash transaction and maybe you want a quicker closing and pick up 45 days or so.

How about contingencies? When you take on a contingency, you really inherit the problem of your purchaser.

They may have a house to sell and then you get caught up in that.

Or depending on price, maybe sometimes price is the most important and you'll take a contingency if we can vet the issues.

There are so many variations, idiosyncrasies, surprises that come up along the way, we really need to keep on our toes.

So having these conversations to vet all this information so that we can meet the goals and objectives of our clients is really important.

And by the way, sometimes goals and objectives change during the process and we need to pivot, that's okay.

Being athletic is what it's all about.

Again, I'm a process junkie.

I love negotiating.
