And now we're ready to execute on the sales process, which is the fourth step in our five step process where we discuss with you and usually structure an initial six to eight week campaign.

So, let the showings begin.

Let's slow down a minute because we're talking about your luxury home here, and it's not like we're letting a hundred strangers in unattended.

We treat your home like it is ours and we do everything exclusive.

We do all private showings and we never let any broker or buyer into your house without someone from my company, or without myself, taking them through.

We do not use lock boxes and we take what we do very seriously.

As the calls start coming in, we begin to vet interested buyers reviewing pre-approvals, proof of funds, talking to lenders, and clearly understanding their story, motivations, and desires.

That's because we're just not letting anyone into your home.

After we complete a tour, we follow up on interest, schedule follow up tours, and if anyone is interested in making or submitting an offer.

Once they start to materialize, we begin to guide interested parties on pricing and advise that we will submit any offer that is submitted, but it is likely that the seller will not respond until all showings are completed and after other interested parties have been identified.

This strategy enables any enamored buyer to put their best foot forward and submit any offers that they would like.

A direct negotiation will take place at that point and we will create competition and competitive bidding. By the way, we also conduct broker events during this time period and invite a handful of interested buyers to tour your home simultaneously that have already submitted offers.

Once we get to a handshake with a buyer on terms, we dive into the negotiation process.

This is where we really create the most value and get our hands dirty. We talk to lenders, attorneys and collect all the dots.

We are not messengers.

We understand both sides of the transactions and we understand documents, whether it's a loan document or a contract of sale, or if there are corporate documents, whatever it may be.

We understand it all and we really dive in because we make sure that everything happens properly for you.

We create a seamless and painless process.

So, all you need to do is really show up and sign the documents.

At the end of the day, we handle everything for you.
