Be Athletic in the Transaction Process

So after about six phone calls and lassoing all the parties involved, I was on my way to solving a mysterious situation about an appraisal.

No one thought it was done because there was no coordination taking place and it was causing everyone to run around like chickens with their heads cut off.

However, the appraisal was actually completed. It was ordered as an exterior drive-by appraisal, which means no internal inspection of the home was required.

Now, this rarely happens and it's a decision made by the lenders at their own risk, but when it does happen and people are not informed or aren't talking to each other, it could cause a lot of angst and confusion.

So the point of this is that you need to have a realtor that really understands all sides of the sales process, not only from the seller and buyer's perspective, but also from the lender and attorney's perspective, and is always ready to roll up their sleeves and get in there to ask questions, collect information, distill information.

Remember, everything does not need to happen sequentially. We can all be a little bit more athletic and run parallel tracks, especially on routine and expected tasks, which is what I was able to do here.

And in doing so, we were actually able to pick up about three weeks in the process because I went through the commitment with the lender and was able to cross off a whole bunch of things they didn't even know they had received by email.

So we went through all of it and crossed off those items and we essentially picked up about three weeks. There's one more thing that is needed.

It's coming.

I'm tracking it, and as soon as it comes in, the buyer will be cleared to close and we can schedule a closing.

So it turned out to be a big issue for everyone, has now turned 180 degrees, everyone is thrilled, and we're really excited about it.

But your realtor needs to be athletic like that and be able to pick up the phone, connect the dots, and take care of those issues.
